When I perform home inspections in Gilbert AZ, I take a moment to look at the sprinkler valves, sometimes I can not locate them because they are buried and the box they are in is covered with vegetation.
Take a moment and Check your irrigation system for leaky valves, exposed lines, and improperly-working sprinkler heads.
Did you accidentally mow over a sprinkler head and you’re just now realizing that it’s not working properly? Bad valves and broken irrigation pipes can spell major damage and higher water bills if you’re not careful. Many local builders install the valves close to the house, while this is common practice it can result in damage to the home when valves leak and allow moisture to migrate under the footings. I suggest monitoring this area on a regular basis. If you have to repair the valves, consider doing a little more work and moving them away from the home.
If your valves are connected to PVC plumbing, make sure the PVC is protected from damage, not just from the dog or lawnmower but from the suns UV rays as well. PVC is not designed to withstand the suns UV rays. Simply painting the pipes may be enough.
